We Built the Protection We Wished Our Own Families Had.
After years in senior transition work, Carli watched the same heartbreak repeat: families accepting a fraction of true value for a lifetime collection, movers leaving framed family photos in a dumpster, and out-of-state children given ten days to empty a lifetime from a house.
She knew families didn’t need another buyer — they needed an advocate. Independent appraisers instead of lowball offers. Vetted elder law attorneys, realtors, and CPAs instead of strangers at the door. Someone whose only incentive was protecting the family.
In 2026, Carli and Joshua registered STEPS as a Woman-Owned Small Business — owned by Carli, with Joshua, a U.S. Army veteran, as co-owner. Carli leads protection and navigation; Joshua leads execution with military precision.

Placement guidance is always free to families. When a family we guide chooses a partner community, that community pays STEPS a standard referral fee. The community pays it — it is never added to your family’s bill — and we will always tell you which communities we have agreements with. We recommend on fit, never on fee.

No. Never — and that’s exactly the point. We only provide independent valuations, so our only incentive is protecting your family, never profiting from it.
What does it cost?
Pricing is based on the size of the estate and the scope of the work. Every engagement starts with a free in-home assessment, after which you receive a flat written quote — no hourly meters, no open-ended commissions, no surprises. You approve the number before we lift a finger, and every dollar is accounted for in writing.
We’re out of state — and we only have days.
That’s exactly who we built this for. Families often get ten days to empty a lifetime from a house. We coordinate everything locally and keep you informed at every step.
What happens to the things you don’t sell?
Meaningful items go to Donation & Legacy placement — with receipts for your records — and to family. Then we finish with a broom-clean cleanout. Nothing meaningful goes to a dumpster on our watch.
Are you insured?
Yes — we’re licensed and insured. And every sale, donation, and disbursement is documented to the dollar.
Can you help us find assisted living or memory care?
Yes — Carli personally vets and tours Independent Living, Assisted Living, Memory Care, and Skilled Nursing options across Central NJ; placement guidance is free to families; partner communities pay a disclosed referral fee; and unlike placement-only services, STEPS then handles the downsize, the estate, and the move.
